
Ballard Multi-Family
The project involved transforming a 1908 house that lacked modern amenities (no light switches, only pull chains; 1950s electric stove; single wall-mounted heater). The existing structure was raised using steel beams and hydraulic jacks to excavate beneath it for a full lower floor. The house was then lowered onto a new foundation with replaced top floor walls and roof creating a two-story structure. The layout organizes primary living spaces (living, dining, kitchen) at the center with bedrooms at either end on both main and upper rental unit floors. The lowest floor provides open flowing space to the rear yard. Side bays feature "double loaded" functions including sleeping lofts over closets and bathrooms, with the upper rental unit containing full-width sleeping lofts stacked over bedrooms. The entire lot was detailed with planting, walkways, patios, and decking.
